DISCLOSURE REGARDING BACKGROUND INVESTIGATION & CREDIT REPORTING (C.A.R. Form BIRN):

The Rental Property Owner, Authorized Broker, or Property Manager ("Housing Provider") intends to obtain information about each applicant from an investigative consumer reporting agency and/or a consumer credit reporting agency for the purpose of evaluating tenancy.

Such reports may include "consumer credit reports" and "investigative consumer reports" ("ICR") regarding creditworthiness, unlawful detainers (evictions), criminal history, fraud warnings, and verification of employment, income, and past tenancies.

Summary of Your Rights Under California Civil Code § 1786.22:

  • By Certified Mail: You may request a copy be sent to a specified addressee by certified mail.
  • Trained Personnel: The CRA will provide trained personnel to explain any information and written explanations of coded fields. You may be accompanied by one other person of your choice.
